Frequently Asked Questions

What territory do you cover?
Central Massachusetts and the metro west area along with parts of Rhode Island

I am thinking of buying a new house, should I have that inspected?
Although new construction is inspected by the local building inspectors for compliance with current codes, they will not look for items that may have been damaged or compromised during construction. It's important to remember that Houses are still built with human hands. Regardless of how good a builder is, mistakes can happen.

Should I be present during the home inspection?
While not necessary, it is recommended that the buyer be present for the inspection. This allows the buyer to observe the inspector, ask questions directly, and obtain a better understanding of the condition of the home, how its systems work, and how to maintain it. The written report may be easier to understand if the buyer was present during the inspection.

What can I expect from my home inspection?
A standard home inspection is a visual examination of the physical structure and major interior systems of a residential building consisting of one to four dwelling units. An inspection can be likened to a physical exam by a physician; however, it should be clearly understood that a home inspection is not to be confused with an appraisal, a building code inspection, a guarantee of any kind, and/or an insurance policy on the condition of the property. I will do my best to thoroughly evaluate everything that I can see without risking personal injury or property damage.

I am thinking of selling my home, how would a home inspection benefit me?
A current home owner may want to get a home inspection to identify any potential problems. In a slow real estate market, knowing about issues and correcting them in advance may be the deciding factor in whether a buyer chooses your house or another.

What is a maintenance inspection?
A maintenance inspection is an examination of the structural and mechanical components of a home that may not be checked on a regular basis but, if neglected, can lead to serious problems down the road. We will inspect all major mechanical components (weather permitting), and check the structure of your house for signs of water penetration, wood destroying insect damage or activity, proper ventilation in attics and crawl spaces. In addition, we will give you recomendations for maintenance and upkeep to help protect your investment.
